Job Description

Position Description:

Responsible for providing an advanced level of expertise in responding to work orders associated with troubleshooting and preventative maintenance on commercial electrical power, lighting and electrical utilities equipment and systems. This position also provides response and feedback to customer service requests for power and lighting issues while utilizing Automated Building Controls and electrical monitoring systems.

  Essential Functions:

  • Diagnoses, troubleshoots, maintains, and repairs a variety of electrical equipment, controls and systems to include, but not limited to the facility electrical power distribution and lighting infrastructure.
  • Also performs service to pumps, fans, kitchen equipment, dishwashers, a variety of plumbing fixtures and other mechanical equipment as necessary.
  • Utilizes the building automation system to track building conditions and the operation of facilities equipment.
  • Assists lower level technicians with work assignments and coaches as appropriate.
  • Creates and modifies site operations procedures for equipment and recommends facilities reliability improvements.
  • Performs preventive maintenance on Electrical, HVAC, Plumbing, Mechanical, and related control systems as scheduled in the Computerized Maintenance Management System (CMMS).
  • Performs electrical/data upgrades and installations in accordance with code requirements and manufacturers recommendations.
  • Utilizes strong computer skills to complete and document work as well as communicate with customers and the Client.
  • Responds and provides service and feedback to the customer on all work orders while assuring compliance to codes, regulations, site policies and industry standards.
  • Under general supervision, performs tasks that reflect substantial variety and complexity. Relies on experience and judgment to plan and accomplish goals.
  • Recommends measures to improve maintenance methods and equipment performance.
  • Analyzes and resolves work problems, or assists workers in solving work problems
  • Understands company policies and enforces safety regulations.
  • Safely performs functions of the position including following proper safety guidelines such as job hazard analysis, lockout/tagout, and wearing PPE as required.
  • Operates various measuring, diagnostic and testing instruments to help provide energy efficiency solutions.
  • Operates a variety of equipment such as hand tools, laptop computers and diagnostic hardware to perform work.
  • Maintains a strict schedule in order to be successful in the assignment.
  • Flexible in the day-to-day activities and scheduling for the benefit of the customer. 
  • Provides adequate response to a variety of facility issues to include plumbing, electrical, roofing and other carpentry emergencies.
  • Must have availability to respond to after-hours emergencies on-site only as needed.
  • Must have ability to read and understand repair manuals, specifications, drawings, and schematic diagrams.
  • Other duties as assigned by Manager or Supervisor.

Minimum Required Education / Experience:

  • Education: High School graduate or GED. Basic electrical safety or Qualified Electrical Worker training.
  • Certification: Electrical Journeyman’s License – State of Massachusetts
  • Experience: A t least 2 years of experience with maintenance & repair of commercial Electrical systems.

Physical Requirements:

  • Have the ability to regularly lift up to 50 lbs.
  • Have the ability to regularly climb extension ladders, roof ladder, stepladders, and stairs as required during shift.
  • Have the flexibility to bend/stoop, squat repetitive during shift.
  • Have the ability to stretch/reach on a repetitive basis for shift.
  • Have the ability to walk extensively throughout the facility for shift.
