JOB PURPOSE/SUMMARY
The Regional Property Manager provides strategic oversight and ensures the operational efficiency of a portfolio of residential properties within their assigned region. This role requires a dynamic leader with a strong understanding of the property management industry, exceptional financial acumen, and proven organizational management skills. The Regional Property Manager will be responsible for maximizing property performance, fostering strong relationships with property owners, and leading a team of Property Managers to achieve operational excellence and financial success. This position directly oversees the activities and responsibilities of Residential Property Managers within the region. This position can be based in either CA or WA but must have knowledge of California real estate and fair housing laws.
ESSENTIAL FUNCTIONS
- Overseeing the daily operations of all properties in the region, including maintenance, leasing, and customer service, through the effective management of Property Managers.
- Developing and implementing comprehensive marketing and leasing strategies across the region, in collaboration with Property Managers and the Leasing team, to maximize occupancy and rental income.
- Preparing and managing annual budgets for each property within the region, in collaboration with Property Managers, and closely monitoring revenue and expenses to ensure profitability and alignment with owner objectives.
- Leading, training, mentoring, and managing Property Managers and their respective teams to achieve operational excellence, high levels of tenant satisfaction, and adherence to company policies and procedures.
- Handling escalated tenant complaints and complex issues promptly and professionally, ensuring effective resolution through the Property Management team.
- Liaising with external parties such as contractors, local government officials, and community leaders on a regional level, supporting Property Managers in their local interactions.
- Preparing detailed reports on regional property performance, market trends, and other analytics for senior management, providing insights and recommendations based on data gathered from individual properties.
- Building and maintaining strong, long-term relationships with property owners by effectively communicating regional property performance, market conditions, and financial results, supported by the Property Management team's direct owner communication.
- Identifying and mitigating potential risks to the regional property portfolio.
- Collaborating cross-functionally with Resident Services, Business Development, and Leasing leadership to develop and implement efficient property management systems and processes across the region.
- Partners with the Leasing team leadership to identify regional trends, opportunities, and risks to implement strategies to enhance property value and maximize rental income across the portfolio.
- Regularly evaluating regional financial data to monitor property performance, optimize revenue, and control expenses to achieve or exceed financial goals for the region.
- Collaborating with the accounting team to ensure owners are paid accurately and on schedule, with full transparency regarding regional owner disbursements, utilizing information provided by Property Managers.
- Negotiating lease contract terms and renewals at a strategic regional level, while empowering Property Managers to execute effectively at the property level, balancing tenant retention and maximizing rental rates.
- Implementing cost-reduction initiatives across the region that improve the profitability and efficiency of property operations, working through Property Managers and the Property Services team.
- Addressing complex legal and risk management aspects of property management within the region, ensuring compliance with all federal, state, and local laws and regulations, and guiding Property Managers on these matters.
- Utilizing property management software and technology to streamline regional oversight, analyze real-time data, and ensure consistent and efficient operations across all properties.
- Fostering strong relationships with key tenants and community stakeholders at a regional level to ensure high levels of satisfaction and engagement across the portfolio, supporting Property Managers in their local relationship-building efforts.
EDUCATION AND EXPERIENCE
Education and Certification Requirements:
- A bachelor's degree in real estate, Business Administration, Finance, or a related field is preferred. Will consider a combination of work experience and education as well.
- Additional certifications such as a Certified Property Manager (CPM) or Accredited Residential Manager (ARM) are highly desired.
- Real Estate license required for one or more of the states within the assigned region.
- Must have knowledge of California real estate and fair housing laws.
Experience and Skills:
- 5-10 years of progressive experience in property management or a related field, with a proven track record of successfully managing multiple properties or a comparable portfolio at a regional or multi-site level.
- Strong knowledge of the local and regional property market, and current legislation affecting property management.
- Proficiency in using property management software such as Yardi, RealPage, or MRI Software, with the ability to leverage these tools for regional performance analysis and reporting.
- Collaborative and self-motivated individual with a proven ability to anticipate challenges and deliver results at a regional level.
- Strong financial acumen and ability to interpret property financials and regional performance metrics.
- Excellent written and verbal communication and relationship management skills, with the ability to effectively interact with owners, tenants, and staff at all levels.
- Ability to manage multiple properties, vendors, and owner expectations simultaneously at a regional level, through effective delegation and oversight of Property Managers.
- Knowledge of property maintenance best practices and vendor negotiations, with the ability to guide Property Managers in these areas.
- Demonstrates a strong commitment to teamwork, accountability, and exceptional customer service, fostering these values within the regional team.
- Must have a valid driver's license.
Preferred Qualifications:
- Experience working with private landlords, institutional investors, or property management firms at a regional level.
